When it comes time to sell your property, one of the biggest decisions you will make is whether to run an “on-market” campaign or sell your home “off-market”.


Both strategies can work extremely well in the right circumstances, however they each come with their own advantages and disadvantages. Understanding the difference between the two can help you make a more informed decision and ultimately achieve the best possible result for your property.


What is an Off-Market Sale?


An off-market sale is when a property is sold without being publicly advertised on major real estate websites such as realestate.com.au or Domain. Instead, the property is quietly offered to a select group of buyers through an agent’s database, local contacts, buyer networks, or social media connections.


For some sellers, this can be a very appealing strategy. One of the biggest advantages of selling off-market is privacy. Not everyone wants their home heavily advertised online or wants large numbers of people walking through their property during open homes. This approach can work particularly well for sellers going through personal situations, owners of tenanted properties, busy families, or people simply wanting a quieter and more discreet sale process.


Off-market campaigns can also reduce stress and disruption. Because the property is generally shown only to serious and qualified buyers, there are often fewer inspections and less pressure on the seller to constantly prepare the home for public opens. In some cases, if an agent already has strong buyers looking in the area, a property can sell very quickly without ever officially hitting the market.


Another advantage is the potential reduction in marketing costs. Since there may be little to no paid advertising involved, sellers can sometimes save money upfront.


However, there are also downsides to selling off-market. The biggest risk is reduced exposure. If buyers do not know your property is available, they cannot compete for it. In real estate, competition is often what pushes prices higher. A property sold quietly may miss buyers who would have been willing to pay more if they had the opportunity to inspect and compete.


Off-market campaigns rely heavily on the strength of the agent’s database and network. Some agents have excellent buyer databases and can achieve fantastic results off-market, while others may struggle to generate enough competition privately. In some situations, sellers may secure a quick result without ever fully testing the wider market, which can sometimes mean leaving money on the table.


What is an On-Market Campaign?


An on-market campaign is the traditional method of selling where a property is publicly advertised across major websites, social media platforms, signboards, brochures, and other marketing channels. The goal is maximum exposure and maximum buyer competition.


The biggest advantage of an on-market campaign is that it allows your property to be seen by the largest possible audience. More exposure generally leads to more enquiries, more inspections, and ultimately more competition between buyers. In strong markets, this competition can often push the final sale price well above expectations.


Public campaigns are particularly effective for unique homes, lifestyle properties, family homes in high-demand areas, or properties that appeal to a broad range of buyers. They also allow sellers to gather real-time feedback from the market, helping them better understand buyer expectations and current demand levels.


Another major advantage of going on-market is transparency. Sellers can clearly see the level of enquiry, inspection numbers, buyer feedback, and competing interest throughout the campaign. This can provide confidence that the property is being properly exposed to the market.


However, on-market campaigns are not perfect for every situation. They generally involve greater marketing costs, including professional photography, internet advertising, floorplans, videography, social media campaigns, and signboards. For some sellers, the public nature of an on-market campaign can also feel stressful or intrusive, particularly when managing regular inspections and keeping the property presentation-ready at all times.


There is also the risk that if a property is overpriced from the beginning, it may sit on the market too long and lose momentum. Buyers can sometimes become hesitant towards homes that have been advertised for extended periods of time.


So Which Strategy is Better?


The truth is there is no universal answer. The best strategy depends on your property, your goals, current market conditions, and your personal circumstances.


In some cases, an off-market campaign can achieve an excellent result quickly and quietly. In others, exposing the property to the full market may create the competition needed to maximise the final sale price.


A good agent should be able to explain both approaches honestly and provide evidence to support why one strategy may suit your property better than the other. The right decision should always come down to what gives you the strongest opportunity to achieve the best overall result — not simply what is easiest or fastest.
